OPTION 1: 2-1 BUYDOWN

The 2-1 buydown is a prepayment of interest on a mortgage for the first two years. The buydown rate is typically two percentage points lower during the first year & one percentage point lower in the second year. Therefore, your payment will rise as the buydown funds are depleted. Scenario is based on a $485,000 purchase price and 5% down payment with a loan amount of $460,750. Loan is a 30-year fixed rate conventional mortgage. OPTION 2: FIXED RATE BUYDOWN
